The price is obviosly important. But so is how the offer is structured. A buyer who is offering slightly less but is paying all cash and has no inspection contingency might actully be a better deal than someone offering more but with a bunch of conditions attached. Then there's the appraisal. If the buyer is financing the home, the bank is going to send someone out to make sure the home is actually worth what they agreed to pay. If it comes back lower than expected, you might have to renegotiate. It dosnt happen all the time, but it does happen.
