What to Expect Budget Wise
A lot of first time buyers only think about the purchase price of the home. Thats the big number, obviously. But theres a bunch of other stuff that adds up, and if your not expecting it, it can catch you off guard.
Closing costs are a big one. On top of the price of the home, you're going to pay a chunk of money at closing, things like title insurance, attorney fees, taxes, and other stuff. In Michigan, closing costs for a buyer usually run somewhere in the ballpark of two to five percent of the purchase price. That can be a surprizing amount of money if nobody told you about it ahead of time.
Then theres homeowners insurance, property taxes, and if your buying a condo or townhome, HOA fees. All of that comes due on top of whatever your paying each month on the home itself. Its a good idea to sit down and figure out what all of those things are going to cost before you start looking at homes, so you dont end up stretching yourself thinner than you thought you would.

Finding the Right Lender
Speaking of lenders, this is one of the first steps you should take, and a lot of first time buyers put it off way longer than they should.
Before you start looking at homes, you need to talk to a lender and get pre-approved. We're not going to tell you wich lender to pick or what kind of loan to get. Thats between you and them. What we can tell you is that not all lenders are the same when it comes to first time buyers. Some of them are really patient and will take the time to explain everything. Others are more in and out about it. Since this is your first time doing this, its worth finding someone who doesnt make you feel dumb for asking questions.

How to Read a Listing Without Getting Confused
Once you start looking at homes, whether its on our website, Zillow, or anywhere else, the listings can be a little overwhelming at first. Theres a lot of information packed in there, and some of it is obvious and some of it is not.
The basics are pretty easy. Square footage, number of bedrooms and bathrooms, year built, lot size. Those are the things most people look at first, and thats fine. But there are a few other things worth paying attention to that a lot of first time buyers miss.
Look at how long the home has been on the market. If its been sitting for a while, thats usually a sign that somethings off. Maybe the price, maybe the condition, maybe something about the property that other buyers dont like. It doesnt always mean its a bad deal, but its worth asking about.
Check if theres an HOA and what the fees are. In Holland, a lot of the newer condos and townhomes have HOAs, and the fees can vary a ton. Some of them are pretty reasonable. Others are high enough that they make a real difference in your monthly costs.
And dont just look at the photos. Photos can make a place look way better than it actually is. Thats not anyones fault, good photography is part of how homes get marketed. But its one of the reasons you need to go see a home in person before you get too attached to it.

What Contingencies Actually Mean
If your reading offers or hearing people talk about the buying process, you're probably going to hear the word contingencies a lot. It sounds more complicated than it is.
A contingency is basically a condition you put on your offer that says "we'll buy this home, but only if this thing happens." The most common ones are the inspection contingency, which says you can back out if the inspection finds something bad, and the financing contingency, which says you can back out if your loan doesnt come through.
For first time buyers, contingencies are a safety net. They protect you from getting stuck in a deal that doesnt work out. But in a competitive market like Holland, sometimes sellers dont like contingencies because they make the offer feel less certain. Your agent is going to help you figure out wich contingencies make sense to include and wich ones you might be okay leaving off. Thats one of the reasons having a good agent in your corner matters so much when your buying for the first time.
Dont Wait for the Perfect Home
This is the one piece of advice we give every single first time buyer we work with, and its the one that's hardest to actually follow. Dont wait for the perfect home. It doesnt exist.
Every home has something wrong with it or something you wish was diffrent. The one thats almost perfect but the kitchen is a little small. The one with the great yard but the master bedroom faces the street. The one thats in the perfect spot but needs a little work. If you wait for a home that checks every single box, you're going to be waiting a really long time, and in Holland, other buyers are going to snag the good ones while you're still looking for perfect.
Find a home thats good enough. One thats in a neighborhood you like, has the space you need, and is in your budget. You can always paint the walls. You can eventually update the kitchen. But you cant change the location or the lot size, and you cant get back the home that sold while you were still thinking about it.
