Staging matters too, but its diffrent at this level. You're not trying to make the home look bigger or hide flaws. Your showcasing the lifestyle that comes with the property. If theres a gorgeous outdoor space with a fire pit and a view of the lake, that needs to be set up and photographed in a way that makes buyers imagine themselves sitting there on a summer evening.
Pricing is tricky with luxury homes because theres less data to work with. In a typical price range, we can pull up ten or fifteen comparable sales from the last few months and come up with a pretty tight number. With luxury homes, the comps are fewer and farther between. Sometimes the most recent sale of a similiar property was a year ago, or it was in a slightly diffrent location, or it had features that your home doesnt have. That means pricing a luxury home takes a lot more judgment and a lot more experience with the market.

The Luxury Buyer Pool in Holland
The people buying luxury homes in Holland come from a few diffrent places. Some of them already live here and are upgrading. But a lot of them are coming from outside the area.
Chicago is a big one. A lot of buyers from the Chicago area have been looking at Holland for years as a place to have a second home thats close enough for weekend trips but still feels like a real getaway. The drive from Chicago to Holland is only about two and a half hours, and once your here, the pace is completely diffrent.
Grand Rapids is another big source of luxury buyers. People who work in Grand Rapids and have done well for themselves often look west toward Holland and the lakeshore when they're ready to buy something really nice. They want the water, the quieter lifestyle, and the ability to still commute if they need to.
And then theres retirees. A lot of people who are retiring from bigger cities (Detroit, Indianapolis, even further away) end up in Holland because its a beautiful place to spend your retirement without dealing with the noise and the traffic of a big city. These buyers are usually looking for something thats move-in ready, well maintained, and close to the things they care about, whether thats the lake, the golf courses, or downtown.
Off-Market Sales and Discretion
One of the things that makes the luxury market in Holland unique is how many sales happen off-market or very quietly. A lot of sellers at this price point dont want the whole world knowing that there home is for sale. And a lot of buyers dont want to deal with the public listing process either.
