If your looking for a Holland neighborhood with water access, this is where you need to focus. The areas around Lake Macatawa are some of the most desirable spots in all of Holland Michigan. We're talking waterfront homes, lake views, private docks, and beach access.
The homes here range from smaller cottages to massive custom builds. Prices are all over the map — you can find something in the high three hundreds if your willing to take on a fixer, or you can spend well over a million for a newer build right on the water.
The big draw is obvious — you wake up with a view of the lake, you can keep a boat at your dock, and your five minutes from the beach. But property taxes tend to be higher because waterfront properties are assessed at a premium, and insurance can be more expensive too.
This neighborhood is perfect for people who love being on the water and who are okay with paying more for it.
Holland Heights — Quiet and Family Friendly
Holland Heights is one of those neighborhoods that a lot of people dont know about until someone shows it to them. Its on the north side of Holland, and its quieter and more spread out than the downtown area. The homes here are a mix of mid-century ranches, split levels, and some newer builds from the last twenty years.
The big selling point for Holland Heights is that it feels more residential and less busy. The lots are bigger, theres less traffic, and its got that suburban neighborhood feel where kids are outside riding bikes and people actually know there neighbors. Its also a little more affordable than being right downtown or near the lake, which makes it popular with buyers who want more space without breaking the bank.
The schools in this area are solid, and your still only about ten minutes from downtown Holland. Its not walkable the way downtown is, but if you dont mind driving a few minutes to get to things, its a really good setup.
This neighborhood works well for people who want a quieter lifestyle and buyers who are looking for good value without being too far from town.
SEARCH FOR A HOME LIKE A REAL ESTATE AGENT
West Side Holland Near Laketown
The west side of Holland, especially the areas closer to Laketown, have become really popular over the last few years. This is where you start getting into newer developments, bigger lots, and homes that were built in the last ten to fifteen years.
A lot of the homes here are two story colonials, open floor plan builds, and properties with three or four car garages. The neighborhoods are planned communities with HOAs, so theres rules about what you can and cant do with your property, but everything tends to look pretty clean and well maintained because of it.
Price wise, this area falls somewhere in the middle. Its more expensive than being way out toward Hudsonville, but less expensive than being right on the lake or downtown. You get more square footage for your money here, and the homes are newer so theres less maintenance to worry about right away.
The downside is that your a little further from downtown Holland — maybe fifteen or twenty minutes depending on where exactly you are. But your closer to some of the beach access points and the dunes, which is a big plus if thats something you care about.
This neighborhood is a good fit for people who want a newer home, who dont mind HOA rules, and who are okay being a little further from the city center.
Zeeland and the East Side
Technically Zeeland is its own city, but its so close to Holland that a lot of people looking at Holland neighborhoods end up considering Zeeland too. The east side of Holland kind of blends into Zeeland, and the areas out here tend to be more affordable and more family oriented.
The homes in Zeeland and the east side of Holland are a mix of everything — older ranch style homes, newer subdivisions, and some rural properties with bigger acreage if you want more land. The schools here are really good, which is one of the main reasons buyers look at this area.
Price wise, this is one of the more affordable parts of the Holland area. You can find decent single family homes in the low to mid two hundreds, which is hard to do closer to downtown Holland. The tradeoff is that your further from the lake and further from the downtown Holland scene. If your commuting to Grand Rapids for work, though, this side of town actually makes more sense because your closer to the highway.
This neighborhood works for people who want good schools, who are budget conscious, and who dont need to be right in the middle of Holland.
Newer Developments Near Hudsonville
If your looking for the newest construction, the developments near Hudsonville are where you need to look. These are brand new subdivisions with homes built in the last five years.
The homes here are big — four bedrooms, three bathrooms, open kitchens, finished basements. The lots tend to be smaller because these are planned communities, but the homes themselves are as modern as it gets. Everything is energy efficient, and you dont have to worry about maintenance for years.
The prices are higher than they used to be, but your still getting more house for your money than you would closer to downtown. The big downside is the commute — if you work in Holland, your looking at twenty to twenty five minutes.
This neighborhood is perfect for people who want new construction and who dont mind the drive.
How to Pick the Right Holland Neighborhood for You
Figuring out wich Holland Mi neighborhood is the right fit comes down to a few questions. What do you actually need in your daily life? Are you commuting to Grand Rapids or working in Holland? Are schools a priority for you? Do you want to be able to walk places or are you fine driving everywhere?
